However, there are other costs you should consider as well. Some lenders will charge you a fee to process your mortgage application. If you are using a mortgage broker, they may charge you a fee as well to arrange the mortgage details on your behalf. There are also legal fees involved, for drawing up the mortgage documents and the title deed, doing a title search and registering the mortgage with the authorities.

Once you have considered all of these extra costs, try to base your home search around a reasonable amount that you can afford. You may see lots of properties in the realty listings that you may like, but you need to ask yourself seriously whether the total cost is within your budget.

If you are unsure which real estate agent or attorney to hire, it is a good idea to ask friends and relatives who they can recommend. Make sure that you do your research and interview different prospective people.
